A different way to buy
The seller finances your purchase. You make payments under a written agreement. Down payment, costs and requirements vary by property.
Four steps to understand the process.
Let’s Talk About Your Options →Understand your options
01 / The idea
Owner financing means the seller finances all or part of the purchase price. Instead of obtaining the entire purchase loan from a traditional bank, you repay the seller under a written agreement. You agree on the price, down payment, interest, repayment schedule and other terms before committing. It is still a serious home purchase with documents, costs and responsibilities—not an automatic approval.
02 / Your payment
Your down payment reduces the amount financed, but closing expenses may require additional cash. Monthly principal reduces your balance; interest is the cost of borrowing. Property taxes, homeowners insurance, HOA dues and maintenance may be separate. Ask which costs are included, which you pay directly, and whether an escrow account collects taxes and insurance. Build a budget that leaves room for repairs and changing expenses.
03 / The written terms
Compare the purchase price, amount financed, interest rate, applicable APR, payment schedule and total repayment period. Ask whether the rate can change, whether extra payments reduce principal, and whether early payoff has a charge. A loan may calculate payments over a longer period than its actual term, leaving a large balloon payment at the end. Request its amount and due date; future refinancing is not guaranteed.
04 / Ownership & protection
Owner financing describes the funding, not one universal contract. Some transactions transfer title at closing and secure repayment with a lien; a contract for deed can leave legal title with the seller until its requirements are met. Rent-to-own is a different arrangement. Ask exactly what structure is offered, when the deed transfers, and how existing liens are handled. Have an independent Texas real-estate attorney review unfamiliar documents, and discuss title coverage with a title professional.
05 / From inquiry to keys
Tell us your preferred area, budget, timing and which home interests you. The team can explain that property's availability and proposed terms, discuss the information needed for review, and help coordinate next steps. Before committing, review the home's condition, applicable seller disclosures, inspection options, title information and itemized closing costs. Signing, funding and possession follow the agreed documents and closing arrangements; sending an inquiry does not reserve a home.
06 / Questions worth asking
What is the total cash needed to close? What exactly does my payment include? What income and credit documentation is required? Who services payments and supplies statements? Is there a balloon payment? Who pays taxes, insurance and repairs? What happens after a missed payment? When do I receive the deed? Requirements and terms vary by property and buyer; the team must confirm them before you make a decision.
